Technical Building Installations

Every building needs a set of technical installations (known as MEP: mechanical, electrical and plumbing) designed and legalised in accordance with their regulations. We explain what they are and which regulations apply to each one.

What are MEP installations?

MEP stands for Mechanical, Electrical & Plumbing: the set of installations that serve a building (HVAC, electricity, water, gas, fire protection and telecommunications). Each one has its own regulations and, depending on its size or power, requires a technical project or technical report, in addition to compliance with the Spanish Technical Building Code (CTE), Royal Decree 314/2006.

Heating and DHW (RITE)

The Regulation on Thermal Installations in Buildings (RITE) requires a technical project for installations with a nominal thermal power above 70 kW, and a technical report for those with power greater than or equal to 5 kW and less than or equal to 70 kW (below 5 kW no technical documentation is required).

Aerothermal energy and VRF systems

Aerothermal energy (an air-to-water heat pump) provides heating, cooling and domestic hot water from renewable energy in the air, with low electricity consumption. In the Balearics it attracts great interest due to the Mediterranean climate: mild winters that keep performance high and strong cooling demand in summer. In buildings with several rooms or uses it is often combined with VRF systems (variable refrigerant flow), which adjust the output to each zone's demand with great efficiency.

Electricity (REBT)

The Low Voltage Electrotechnical Regulation (REBT) determines, in its ITC-BT-04 instruction, which installations require a project and which a design technical report, depending on the power and use. Premises open to the public, for example, always require an electrical project.

Fire protection

The design is governed by the CTE DB-SI (safety in case of fire) and the installation of the equipment (detection, extinguishing, emergency lighting) by the Fire Protection Installations Regulation (RIPCI).

  • Compliance with the CTE and the applicable regulations in force.
  • Comprehensive technical project, covering the installations to be carried out.
  • Execution of the installations, coordinating the different disciplines (electrical, HVAC, plumbing, gas and fire protection).
  • Processing and legalisation with the relevant authorities.
